Fossil Creek Ranch

Fossil Creek Ranch   -   SOLD

+/-390 acres

Love County, OK

Fossil Creek is a prime example of central Oklahoma "Crosstimbers" habitat.  The property has not seen a cow in several years which is easily apparent by the tall, thick native grass, primarily big and little Bluestem and Indiangrass.  The pastures have intermittent plum and persimmon thickets and finally transition into mature forests on the ridges, slopes and into the creek bottoms.

The untouched native habitat provides a healthy home for deer, turkey, dove and plenty of non-game species.  Its close proximity to Hickory Creek WMA should boost the local population of game animals with over 7300 acres of managed habitat.  Large mature oak species include not only Post, Blackjack, and Shumard, but Bur, Black and Chinkapin Oak as well which will provide an additional and diverse variety of acorns in the fall.  Several large openings have been cleared in the creek bottoms which are currently providing excellent cover and forage, and are also ideal locations to plant food plots.

The property gets its name from the thousands of fossils found on and amongst the rocks lining the main creek and its tributaries.  All of the tributaries provide ideal topography and watershed for lake construction, and several waterfalls can be found by hiking upstream from the main creek.  Soil maps and onsite inspection indicate an adequate presence of clay and claylike materials for good water-retaining dam material.  Based on topographic mapping lake sites show to be 35, 30, 15 and 10 acres with several 1 to 5 acre pond sites as well.  There are two existing one acre ponds that are both stocked.

Fossil creek has good interior roads, exterior fencing, steel cattle pens, electricity and rural water is available.  It is close to both Lake Murray, Lake Texoma and only 5 minutes from I-35.  Two gravel pits on the creek provide additional road building material.  There are several secluded high points that would make excellent building locations.
