Bayou Lake Ranch

Bayou Lake Ranch     -     Under Contract

Love County, OK

+/-410 acres

Bayou Lake Ranch is a one-of-a-kind recreational property nestled between large land holdings in West Central Love County, an area known for producing big trophy whitetails.  Roughly an hour and a half from both DFW and OKC, and only 10 minutes off of I-35, this ranch is very easy to access, but has a very secluded feel.

From the top of hill just inside the front gate, the rolling prairie boasts a scenic vista of the 15 acre lake and the surrounding countryside.  There is no shortage of ideal building locations for a hunting cabin or weekend home overlooking the lake.  Electricity and two water wells are already working on the property and in a central location.

Bobwhite quail can still be heard whistling in the plum thickets located in the dozens of hidden opening between the three hardwood-lined creek drainages that feed the lake.  This crosstimbers habitat is widely considered the best native habitat for deer, turkey and many non-game species.

Due to the abundant sandy loam soil in Love County and its inherently poor water-holding capabilities, there are not as many lakes scattered across the country side as many counties.  This makes the lakes that can be found a very unique and rare resource that has become coveted by land owners and the wildlife they attract.  The shallow upper ends of the lake provide a buffett of native moist soil plants for migrating waterfowl each season.  The lake has been stocked and maintains a healthy population of hungry bass to catch.

The Oswalt Road and Walnut Bayou areas of Love County are widely considered the best place to manage for big racked deer.  The Bayou Lake Ranch is situated not far from the intersection of these two landmarks.

Healthy native and bermuda grass scattered across the property provides the opportunity to graze cattle if desired.

The property has over 100' of elevation change, 9/10ths of a mile of road frontage and five small ponds.
