Hickory Creek Ranch
Love County, OK
+/-387 acres (available in 187 or 200 acre tracts)
Hickory Creek Ranch is a one-of-a-kind recreational property with over 1.5 miles of Hickory Creek frontage. This creek system is a direct tributary to Lake Texoma and drains over 140,000 acres of Love and Carter Counties. Towering hardwoods not found in upland settings or on smaller creeks line the thick bottoms of Hickory Creek. This area is well known for producing big deer and boasting a healthy flock of Rio Grande wild turkeys. Thick native grass, crosstimbers and cedar thickets in the uplands provided the perfect amount of diversity for wildlife.
The rich bottoms of Hickory Creek are capable of growing any crop desired and are currently planted in over 25 acres of winter wheat and five Soybeans food plots. Several wildlife feeders attract all kinds of game from the surrounding area. Lake Murray State Park is not far Northeast of the property and holds tens of thousands of migrating waterfowl throughout the winter months. The five ponds and several waterfowl impoundments on the property attracts tons of ducks and geese during hunting season. The flat topography lends itself to the creation of additional wetland area with little effort.
Utilities are available and several nice building locations on high ground can be found overlooking the bottoms. The property can be purchased as a whole or divided into roughly half with proposed parcels being 187 and 200 acres. In addition to the recreational value, the thick grass on the property can be utilized for cattle or hay production. There is a nice set of older cattle pens on the property.
Quick, easy access off I-35 places the property less than 10 minutes from Ardmore and 1.5 hour from DFW, and only 15 minutes from Winstar Casino.
